Getting your application right the first time can make the process simpler. It can also save time during the assessment process and limit the requests for missing information.

Note: only book a pre-application meeting if you have confirmed you require a planning permit. Check if you need a planning permit.

Free pre-application meeting

Step 1.Before you start

Before you apply, you'll need to create an account for eservices. Most registrations are approved within one business day. You'll only need to register once to submit, track and amend your application.

Step 2.Prepare your documents

Once you've registered to use our online portal, you need to prepare your documents.

You need to submit:

  • Certificate of Title from Landata (dated within the last three months) with a copy of any registered covenants and/or Section 173 agreements
  • summary of what you are proposing on the property.

You may also need to supply (if relevant):

  • concept plans and drawings - these can be hand drawn or preliminary design plans
  • anything you have ready such as site, floor and elevation plans, arborist or bushfire management reports, traffic engineering assessments etc.

This information and anything else you give us will help us to identify and discuss issues or opportunities to improve your application. 

Step 3.Book

Request a free pre-application meeting

This is a two-step process - you submit your proposal then book your meeting date and time. Meetings can be either online or in person at Council offices.

Step 4.Before the meeting

We review your information and prepare a guidance document. It lists the planning controls you will need to consider in your application. You can use this to take notes in the meeting.

No further written advice will be provided.

Paid pre-application meeting

If your proposal is complex or you would like written planning advice, you can request a paid pre-application meeting.

Step 1.Register

Before you apply, you'll need to create an account for eservices. Most registrations are approved within one business day. You'll only need to register once to submit, track and amend your application.

Step 2.Prepare your documents

Once you've registered to use our online portal, you need to prepare your documents.

You will need to submit:

  • Certificate of Title and Title Plan from Landata (dated within the last three months) with a copy of any registered covenants and/or Section 173 agreements
  • a summary of what you're proposing on the property.

If relevant, you may also need to supply:

  • detailed site and elevation plans (include any relevant information such as building footprint, internal layout, earthworks, retaining walls, trees, car parking and access)
  • photos of the site and surrounding area, neighbouring properties, streetscape and large trees
  • any preliminary reports you have prepared such as bushfire management statements and arborist reports. 

When you submit your pre-application online, you will pay a fee. To find out how much your application type will cost, visit planning fees.

Step 4.After the meeting

We review your information and prepare a guidance document. It will include planning controls, identify potential issues and provide written feedback for you to consider for your application. This will be sent to you following the meeting.
