Building and works commercial – 06P application checklist

For planning approval for buildings and works on land with a commercial use, you need to submit a 06P type application. Examples include buildings and works associated with aged care or child care centres, group accommodation, offices, factories, shops and more.

If you want to apply to change land use as well as for building/works go to new use of land including buildings and works application checklist (02P).

This page outlines the documents that you must have (mandatory inclusions) and other documents you might need to include. 

Before you start

Before you apply, you'll need to create an account for eservices. Most registrations are approved within one business day. You'll only need to register once to submit, track and amend your application.

Mandatory inclusions

Your 06P planning application must include: 

Certificate of title

You need to attach a Certificate of Title from Landata copy (dated within the last three months) with a copy of any registered covenants and/or Section 173 agreements.

Site plan

A plan of your site must be provided that is drawn to scale with dimensions that provides (if relevant):

  • title boundaries – must be clearly shown and labelled
  • setback (distance) of the buildings and works from title boundaries
  • buildings on adjacent properties (including setbacks from the title boundaries of your site)
  • buildings – existing and proposed
  • works – existing and proposed, including quantities of proposed cut and fill
  • vehicle crossovers – existing and proposed
  • signage proposed – go to put up a sign planning checklist
  • car parking structures, areas and access ways 
  • rainwater tanks and other proposed Environmentally Sustainable Development initiatives 
  • road reserve features abutting the site - service pits, poles, street trees, drains, footpaths, kerb and channel (guttering)
  • bicycle facilities in line with relevant requirements of Nillumbik Planning Scheme Clause 52.34
  • rubbish bin storage areas
  • lighting proposed.

Proposed floor plans

You must include floor plans. Include setbacks from boundaries and other key site features. Include a scale and dimensions.

Proposed elevation plans 

Make sure these plans include a scale and dimensions. Locate on the plan and provide details (where relevant):

  • external elevations from North, East, South and West for each building having regard to the natural fall of the land
  • wall heights and overall building heights with dimensions for each elevation
  • natural ground levels and finished surface levels 
  • external colours, finishes and materials noted
  • signage proposed – go to put up a sign planning checklist.

Arborist report

Where there are existing trees on the subject site or trees on adjoining properties that may be impacted by future development or works, an arborist report may be required.

Native vegetation removal response

For subdivisions on lots greater than one acre (4000 square metres) where removal of native trees or vegetation is proposed, you will need to demonstrate how you have avoided, minimised, or offset vegetation removal (as per Clause 52.17). Find out more about native vegetation and offsets.

Check permit application fees
