Significant landscape overlay

Many residential areas within Nillumbik are covered by a Significant Landscape Overlay (SLO). It aims to identify, protect and enhance the landscape qualities of a particular area.

You may need a planning permit if a property is subject to an SLO and your proposal includes:

  • building and works
  • excavation
  • driveway and paving
  • swimming pool
  • fencing
  • trees - remove, destroy, lop or prune vegetation and/or trees.

Your application needs to consider the potential impact of the proposed buildings and works and vegetation loss on the environment. We will also consider the possible impact of building height, location, bulk, general appearance and the neighbourhood character of the area.

SLO planning controls are complex. Talk to us about your permit requirements before starting any works and/or vegetation removal – call 9433 3343. There are penalties if you illegally remove or destroy vegetation or go ahead with buildings and works.

Vegetation removal

To remove vegetation in areas covered by the SLO, you will need a permit. There are some exemptions to this. Talk to Planning Services before you start.

Avoid delays caused by concerned neighbours

If you have a permit, let your neighbours know that you are going to remove the vegetation before you start. This will help avoid delays if we are called out to visit your land to check your permit.
