Medium density housing
Medium density housing is more than two dwellings on a lot. In certain areas in Nillumbik medium density housing is encouraged so more people can be located close to an activity centre or other commercial and community facilities.
Medium density housing in Nillumbik is encouraged:
- close to Eltham, Diamond Creek and Hurstbridge commercial centres and railway stations
- within 400 metres of public transport, open space, community facilities and commercial centres.
Each site is different - some will be better suited to higher density residential developments.
Proposed designs should complement the character and topography of an area and retain existing vegetation.

Neighbourhood character considerations
A multi-dwelling application must demonstrate how the proposed development responds to the character of the area. Find out more in the Nillumbik Planning Scheme Neighbourhood Character Policy at Clause 15.01-5S and Clause 15.01-5L. Or go to neighbourhood character planning advice.
Neighbourhood character guidelines often require planting of a number of native canopy trees. Your application should include a landscape plan.
ResCode (Clause 55) technical requirements
Medium density housing developments must meet all objectives and should meet all of the standards of Clause 55. There may be an alternative design solution that meets the objectives without meeting the standard.
An application for a medium density housing development must include a neighbourhood and site description plan and a design response plan, as set out in Clause 55.01.

Talk to your neighbours
Before finalising your plans, talk to owners and occupiers of nearby properties. If they are unhappy with an aspect of your proposal, try to reach a compromise before lodging your application. Being upfront from the start may resolve issues early, and avoid submissions or objections later on.
